[ Renting & Real Estate ] Open Question : Mortgage refinance question – Loan and Deed?

Hi, in my current situation, my deed has both mine and my mother’s name. If I want to re-finance my loan where the loan would have solely my name, do I need to change the deed? Is it possible where the loan is on 1 person who lives in the household name, where as the deed has 2 people’s name?

[ Renting & Real Estate ] Open Question : Is my landlord allowed to charge me for removing bloodstained bedding that isn’t mine?

Hi guys, I recently moved into a shared accommodation, and I asked the staff showing me around if they could remove the bed as I would rather bring my own. She said no, as that would mean the room would be left ‘part furnished’ instead of fully furnished. After moving in, I noticed the bedbase (not mattress) is covered in urine and bloodstains. I contacted the lettings to ask if they would at least let me swap the bed for another unoccupied room within the household. The landlord agreed under the condition that I dismantle and reassemble both beds. I agreed.  I swapped, but I was unable to fully dismantle the bloodstained bedbase, and another tenant also offered his help, it turns out we need specific screws to remove the wheels which was the part causing problems moving the bed, there wasn’t enough space to work with. I also found a syringe within the base as it’s torn. Point being, without being able to dismantle this very old fashioned and wrecked bedbase, I could only push it into the opposite and closest unoccupied room (but not the room I swapped the bed with). Fast forward, the landlord is now sending contractors out to put this biohazardous bed into the room it now belongs in the floor below. But he is charging me to move the bed to the floor below. Is he allowed to charge me for this? I asked them to remove the bed before I moved in. I did not cause the stains. The bedbase could put me at risk, and future tenants. Can I get some advice please. [ Renting & Real Estate ] Open Question : Renter Issue?

I am trying to purchase a home (using VA loan) with a mortgage payment way less than my current rent, but I asked about cutting my apartment lease early. I was told I would have to pay almost $ 2000-$ 4000 in fees. I’m not able to pay that at all within their 60 day notice. Is there any legal way around this for those who can’t afford their fees an have to end up staying paying for rent they can’t afford anymore? As well I’d like to note my husband renewed the lease in February but the apartment office assistant manager pointed out it was signed April. Can we dispute this too and will it have an effect on the current situation?

Responsive Tables : Adjusting row count to fit the available real estate

I’m designing a screen with tabular data, and trying to explain to the developers what is required. First off, I want to make sure that my design is feasible.

My goal is to…

  1. Have tabular data on the screen, including filters and pagination.
  2. The filters should be across the top and near the header row
  3. The header row should always be visible
  4. The pagination control should always be visible near the bottom displayed row
  5. Row height is fixed at 36px

So for responsiveness, this leaves only the displayed number of rows as a variable. If there is room for only three rows to be displayed while keeping all of the mandatory controls visible, then only display three rows. If the same is rendered on a larger screen and there is room for 25 rows, then display 25. The user should always be able to expect the mandatory controls to be roughly in the same spot, regardless of real estate size.

So do you folks have some examples of this I can send to the dev team?

Thanks

Real estate for “What is this” help text?

enter image description here

The web application I work has “What is this?” for most of the pages. Currently we place them at the top right corner.

Tab occupies only 70% of available space and help text occupies 30% and the space below the help text is left empty.

How could redesign this page so that I could occupy the empty space and also ensure What is this? is always visible.

[ Renting & Real Estate ] Open Question : Where do I start with investing in real estate?

I am 20 years old, living in maryland, and I am looking to start investing in real estate (flipping homes, renting properties, looking outside of Annapolis and Baltimore). Where do I begin? I have 2 friends that are looking to go in on this with me and we have been discussing how to get this going. I am currently in the service and I have heard good things about VA loans so I am hoping this helps us get started with our smaller budget and combined income. What should we know? What would our initial and first year costs be, for example, on a $ 100,000, move-in ready home? We would be managing it ourselves so we aren’t factoring in paying a property manager. Any guidance is greatly appreciated.

To put it simply, the same rules of marketing that apply to a variety of industries are relevant to the field of real estate, and lead generation is a crucial element of a real estate marketing strategy. For real estate agents who need a solid real estate lead generation program, you need three elements: content, email, and way to target prospective clients.
